National Australian Built Environment Rating System (NABERS)

The National Australian Built Environment Rating System (NABERS) Scheme is a 'world first initiative' to help building owners and tenants across Australia measure their operational impact on the environment.

The NABERS Scheme is administered and managed nationally by the NSW Department of Environment and Climate Change (DECC). The NABERS scheme rates buildings from one to five stars with five stars representing exceptional greenhouse and environmental performance. Current market best practice in Australia is four and a half stars.

NABERS ratings are available for commercial offices, homes and hotels with a rating for retail space becoming available from DECC in the near future. The validation protocol for retail centres has now been released and we await the workbook to be completed in order to commence a rating service for retail centres.

A NABERS rating can be given for energy, water, indoor environment and waste depending upon the type of facility being rated.

  • Encourages best practice in the design, operation and maintenance of commercial buildings to minimise greenhouse gas emissions and operational impact on the environment.

Key features of NABERS

  • It's voluntary - a rating can be initiated by a building owner, manager or tenant;
  • It rates a building according to its actual performance, using 12 months of data;
  • It can be used for the base building (central services), whole building or individual tenancies;
  • It allows developers to "badge" the greenhouse and environmental performance of their new office development from the outset on the proviso that DECC will rate its actual operational performance and advise the tenants;
